Position Type: Independent Contractor (1099) — Project-Based, No Guaranteed Hours Work Location: Onsite — Field/Client Locations (contractor's local market) FLSA Status: N/A — Independent Contractor, not a Grace Hill employee Schedule: Monday–Friday, during leasing office hours (typically 9 AM–6 PM); cannot accommodate evening-only or weekend-only availability Compensation: Contractors are paid per project, not per hour. Each job pays a minimum of $200, with total pay scaling based on the number of captures completed during that visit. Training pay is issued after the first completed job. Tolls, parking, and meals are not reimbursable. Mileage is reimbursed at the current IRS rate for site visits located more than 50 miles from the contractor's residence; hotel stays are reimbursed only when pre-approved. Summary: The Realync Studios Videographer is an independent contractor engaged to capture, edit, and publish video and 360° content at apartment communities within their local market on behalf of Realync clients. The contractor works under the direction of the Realync Studios Program Manager, who assigns properties, sets specifications, and confirms scheduling and deadlines. The contractor is accountable for delivering polished, on-brand video and 360° content that meets client specifications and Realync quality standards, published on time and without ongoing supervision on site. Key Performance Outcomes: • Deliver 100% of assigned content (video and/or 360°) edited and published within 24 hours of the property visit. • Maintain a consistent quality standard across all published content, meeting client and Realync Studios specifications with minimal revision requests. • Achieve reliable, punctual attendance at all scheduled site visits with no missed or late assignments. • Operate independently within scope, completing each assignment without requiring day-of oversight from the Program Manager. Key Responsibilities: Content Capture • Record video content at assigned apartment communities per client specifications and Program Manager direction, limited to pre- approved units and amenities. • Capture 360° Click Thru and 360° Video content using Realync-provided equipment when the assignment requires it. • Scope each site visit accurately, ranging from a few hours to multiple days depending on the media types and volume requested. Editing & Publishing • Edit captured footage within the Realync app, including captions, trimming, cutting, and music, to produce a polished, client-ready video. • Publish completed content to the assigned Realync account within 24 hours of the property visit. • Notify the Realync Studios Program Manager upon completion of each assignment. Scheduling & Coordination • Coordinate directly with the Realync Studios Program Manager to plan logistics, confirm deadlines, and align on schedule for each assigned property. • Arrange reliable transportation to and from site visits, arriving and departing on schedule. • Flag scheduling conflicts, access issues, or scope changes to the Program Manager as they arise. Compliance & Standards • Complete the Realync Training Course and submit a test video prior to the first assignment. • Complete a background check prior to the first assignment, as required for on-site work at client communities. • Maintain independent contractor status in accordance with Realync policy, including no current employment with a Realync client. • Follow client site protocols and represent Realync professionally while on location. Qualifications: • Completion of the Realync Training Course and an approved test video prior to first assignment (required). • Successful completion of a background check prior to first assignment (required). • Availability Monday through Friday during daytime leasing office hours; unable to accommodate evening-only or weekend-only schedules. • Reliable transportation or access to public transit to independently manage travel to and from site visits. • Strong self-management skills: organized, self-starting, and able to set and manage priorities without direct supervision. • Strong sense of accountability for completing projects within scope and on schedule. • Prior Realync experience is a plus. • Real estate videography/photography experience is a plus. Job Expectations • Ability to use standard video and 360° capture equipment, mobile applications, and business technology with or without accommodation. • Travel to client sites within the contractor's local market is required for all assignments; travel expenses are not reimbursed unless pre-approved for a specific project.
